Land guide

What should you check when buying land in Northern Cyprus?

Do not base a land purchase on one photograph or a sales statement. Review the location, ownership record, planning conditions and current documents together.

Real site imagery is a useful starting point, but it does not replace plans or official documents.

Define the purpose and location

Decide whether the land is being considered for investment, a home or development. Visit the site and review access, surrounding uses, road connections and existing infrastructure.

A listing and an official record are not the same thing. A project name, location and marketing image are not enough to support a purchase decision.

Carry out independent document checks

  • Check the current registered owner and any charges through the appropriate authorities.
  • Confirm planning and development information in writing with the relevant authority.
  • Ask an independent qualified lawyer to review the transaction before signing a sale contract.
  • If you are a foreign buyer, verify the current permission and transfer rules from official sources.

Request dated project information

Plot plans, prices and availability can change. Check the date and the exact project named on every document you receive.
