Documents and planning

How should you read planning information?

Planning information helps explain what may be possible on a plot, but one percentage never describes every condition. Use, coverage, total area, storeys and setbacks should be read together.

A visual plan does not replace current planning information issued or confirmed by the relevant authority.

Separate the basic concepts

  • Site coverage describes the area a building may occupy at ground level.
  • Total construction area relates to the combined area that may be formed across storeys.
  • The permitted use indicates whether residential or another type of use may be allowed.
  • Storey, height, setback and parking conditions can further limit the design.

Do not treat one ratio as a value signal

A higher ratio does not automatically mean a more valuable or profitable investment. Plot shape, access, infrastructure, permissions and market need also matter.

Ask for a current written record

Planning conditions can vary by area and over time. Review a current record from the relevant authority against the exact plot details.
