What does Cap. 96 cover?

Cap. 96 is commonly referenced as the Streets and Buildings Regulation Law in the licensing and building framework. It should not be treated as an automatic density or return guarantee.

Dated Demirhan Nova parcel layout
A project layout is not a permit or planning record issued by the relevant authority.

Separate the law from plot-specific rights

A project being discussed under Cap. 96 does not mean the same construction ratio applies to every plot. Area planning rules, permitted use and the relevant authority's assessment also apply.

Which records should you request?

  • Current planning information that clearly identifies the plot
  • A dated record supporting any stated ratio
  • The present stage of planning approval or licensing, where applicable
  • The permitted use, storeys, setbacks and other conditions

Treat return claims carefully

Development capacity is not the same as financial return. Costs, demand, finance, permissions and delivery conditions require separate review.
